We imagine a welcoming home, cared-for gardens and orchard, and a few quiet places to stay. There could be room for simple craft, time outdoors and learning from nature, shaped around the character of the property and its neighbours.

This is a long-term idea, not a finished scheme. We would begin with the existing buildings and land, then explore what is practical, appropriate and permitted.

Every property has its own possibilities and constraints. We would be interested in hearing about:

  • An existing rural home, smallholding or farmstead
  • Land, gardens or established trees with space to care for
  • A place with a thoughtful route to access and a relationship with its neighbours
  • An owner open to a straightforward sale conversation, or willing to explore options

We are at the beginning of the search. There is no UK site secured and no opening date or guest bookings.

    Walk the buildings and land, and discuss what matters to both sides.

    Review title, condition, access, planning context and practical feasibility with appropriate advisers.

    If there is a fit, discuss a clear sale or carefully documented alternative, with independent advice.

    Build gradually

    Once the necessary property rights, agreements and permissions are in place, shape the future use in considered phases.

A possible route, only if it suits both sides

What does “rent to buy” really mean?

People use “rent to buy” to describe different arrangements. One possibility is a lease with a separate option giving the tenant the right, but not an obligation, to buy later. The exact agreement matters.

Rent is not automatically a deposit or credited towards the purchase. If any part is to count towards a future price, that must be expressly agreed in writing. The seller remains the owner until a purchase completes and legal title transfers. A future mortgage or other finance is not guaranteed.

Any proposal would need clear terms, independent legal advice for both parties, and suitable checks on the property and funding. We have no agreed terms to offer at this stage.

Paweł is leading the property search and early-stage project planning for Lusitano Retreat. His current role is research, coordination and exploring feasibility with owners and professional advisers.

The preparation so far brings together property research, phased design ideas, practical materials planning and the questions a future site must answer. The next step is to turn that preparation into a property-specific plan with the right professional team.

Have you found a property already?

No. We are actively exploring and have not secured a UK site.

Are you looking to buy, or rent first?

We are open to a direct sale discussion. If an owner prefers, we could explore whether a documented lease with an option to purchase is suitable. There is no standard offer or agreed financial structure.

Would the land become a holiday or events venue?

The current idea is for quiet, small-scale stays and time outdoors. Any use would depend on the particular property, planning requirements, neighbours and other relevant permissions. We make no assumption that a change of use would be allowed.

What happens to ownership during an option agreement?

The seller remains the legal owner unless and until a purchase completes and ownership transfers. An option alone does not transfer ownership; the written terms and independent legal advice are essential.

Who can I speak to?

Paweł is coordinating the search and can explain the idea and listen to the owner’s priorities. Specialist property, legal, planning and finance advice would be brought in as appropriate.
